A residential area is a land use in which housing predominates, as opposed to industrial and commercial areas. Housing may vary significantly between, and through, residential areas. These include single family housing, multiple family housing such as (apartments, duplexes, townhomes (or similar configurations), condominiums) or mobile homes. Zoning for residential use may permit some services or work opportunities or may totally exclude business and industry. It may permit high density land use or only permit low density uses. Residential zoning usually includes a smaller FAR (floor to area ratio) than business, commercial or industrial/manufacturing zoning. The area may also be large or small. In certain residential areas, largely rural, quite large tracts of land may exist which have no services whatsoever. Because a large distance must be traveled to access the nearest services, most journeys involve using a motor vehicle or some other form of transport. This need has resulted in Residential land development usually existing or planned infrastructure such as rail and road. The pattern of development is usually set forth in the restrictive covenants contained in the deeds to the properties in the development, but may also result from or be reinforced by zoning. Restrictive covenants are not easily changed as the agreement of all property owners (many of whom may not live in the area) may need to be obtained to effect a change. The area may also be large or small. From Wikipedia under the

Q. There are 2 residential lots in this neighborhood that is up and coming. I want to buy the two lots but sit on them for about a year or so. How would the financing work? Do you finance something like that as you would a 30 yr mortgage? Asked by D B - Wed Mar 12 14:36:02 2008 - - 2 Answers - 0 Comments A. You get a lot loan from a lender. The interest rate will be higher than a traditional mortgage. Typically the terms are shorter, I have seen several 10 year land/lot loans, a few 15s. The challenge, is gettign a first client who will pay 50% up-front. When I started my business, I published some articles in trade magazines--that gave me some instant credibility and made my business look bigger than it really was. I found trade magazines eager for submissions. Answered by KathrynCK - Mon Feb 26 10:03:31 2007 How much a architect would be charging for residential design?
Q. I want to sketch my proposed residential building thru an qualified architect. What would be the appx. charges for that? Asked by mv - Fri Feb 1 06:17:57 2008 - - 1 Answers - 1 Comments A. Could run easily into the thousands depending on the detail. Costs nothing to ask them for their fees. Could try a university and find an interning student to do it. Should cost considerably less and that student could use your building in his/her portfolio. There are also virtual architect programs you can purchase.
