How long after closing, before my first mortgage payment is due?
Q. I am closing on a house in the next week in Illinois. I am planning on spliting up my mortgage payment into a bi-monthly payment. Any ideas as to how long after closing before I have to make my first payment?

Q. What impact does closing credit cards have on your credit score? I have a number of credits that I am not using. What impact if any would closing some of these accounts have on my credit score?

A. Part of your credit score is based on your debt to available credit limit ratio. When you close accounts, you lower the available credit and could end up with a higher debt percentage. So yes closing credit card accounts will hurt your credit score; however, your score will rebound quickly. Another factor is that closing your oldest accounts, closes your history. Keep the oldest accounts open as long as they don't charge an annual fee. Personally, I think keeping credit cards you don't use open just for the sake of a couple points on your credit score silly. All those extra cards have too much potential for problems. You have to keep track of them and keep them secured. I recommend not more than two major credit cards --which you… [cont.]

What If Seller Can not close on closing date?
Q. I have entered a contract to buy a REO property and the seller missed closing date. The title company saying they can not tell whats the next closing date. I have given notice to my apartment assuming the closing will happen and I need to vacate my apartment with in two weeks.I know that I can walk out of the contract, but I can not keep my apartment as it is already leased to somebody. What are my rights, how can I make seller liable for the damage? Thanks for all the help!

A. If you're buying this property, I assume you have a real estate agent representing you. Ask him/her what your legal options are. If you don't have a buyer's agent, these are exactly the kinds of issues you have to deal with yourself and another reason why a buyer should always have an agent. The seller pays the commission for the buyer's agent, even for a REO. So, the buyer has nothing to lose and everything to gain.
