What is it like going residential in a psychiatric hospital?
Q. My doctor told me next time I am suicidal, that I have to go residential. I don't want to hide my feelings. So what's it like being residential?
Asked by Molly - Fri Mar 5 05:39:26 2010 - - 3 Answers - 0 Comments

A. You will be with other people close to your age with similar problems. You will attend group therapy sessions and likely be asked to keep a written journal of your thoughts and activities. There will be rules to abide by. It is very possible you will be assigned a private Nurse to be with you at all times...24/7 if you are deemed suicidal. Also if you are on suicide watch, you will not be allowed any sharp instruments like pens, pencils, combs anything you could use to harm yourself. They will start you on medications and carefully observe the effectiveness. Best of luck.

How are residential properties appraised in Saudi Arabia?
Q. In the US, there are appraisal companies, independent real estate appraisers, and banks who have real estate appraisers as part of their staff. The most common method of appraisal (for residential properties) is the sales comparison approach in which the value of the home is calculated by looking at the sales of nearby comparable homes and adjusting for extras and market changes etc. Here, sales records and other information is public record and easily found online for free. THere are also MLS records and other pay resources with more detailed information. How is this process done in Saudi Arabia? Is it totally different? Are sales records public? Are there real estate appraisers or do real estate agents act as appraisers? I am mainly… [cont.]

A. Most commercial laws, and specifically real estate laws, are going through lots of changes these days, because of the economic boom. After the stock market bubble, in which many simple people were affected by, they are trying to change old laws and beurocracies that discourage people from other types of investements. Institutional investors in the stock market represent only 10-20% of the markets liquidity, and the rest simple individuals that considered the market a money making machine, til they got hurt. Theres a boom in the real estate market as well, however, things are less organized. You only have total value of real estate sold and bought every week. A. Let your first client pay for it. Really, a lot of big companies do not invest in R&D until they have that first contract. The challenge, is gettign a first client who will pay 50% up-front. When I started my business, I published some articles in trade magazines--that gave me some instant credibility and made my business look bigger than it really was. I found trade magazines eager for submissions.

A. More than likely, you are going to have to discuss the situation with the zoning board or planning commission in the municipality and county where the property is located. As far as the cost is concerned: It all depends on the guidelines and specs those agencies have in place. Thanks for asking your Q! I enjoyed answering it! Call them and arrange for a free meeting with a SCORE counselor to discuss starting your care giving facility. SCORE is a nonprofit association dedicated to entrepreneur education and the formation, growth and success of small business nationwide. Q. I want to sketch my proposed residential building thru an qualified architect. What would be the appx. charges for that?
Asked by mv - Fri Feb 1 06:17:57 2008 - - 1 Answers - 1 Comments

A. Could run easily into the thousands depending on the detail. Costs nothing to ask them for their fees. Could try a university and find an interning student to do it. Should cost considerably less and that student could use your building in his/her portfolio. There are also virtual architect programs you can purchase.

Can a residential lease judgement also turn into a levy on a bank account in Texas?
Q. My husband didn't want to be married anymore and wanted my out of the house. I left. Now he is leaving and the residential lease will be broken.
Asked by V. - Wed Oct 21 21:14:00 2009 - - 3 Answers - 0 Comments

A. Yes, but ... Usually a broken lease judgment does not amount that much money and since an asset levy requires another law suit (not in small claims) requiring a lawyer most landlords (plaintiffs) don't want to hurt their bottom line by shelling out the extra cash. Instead, by doing nothing the landlord is set to receive more money down the road because often a judgment includes a high interest rate tacked on to it for every year it goes unpaid. The judgment will remain on your credit until it is paid off and will continue to harm both of your credits. It is in your best interest to make nice with your soon to be ex and then, together, make nice with your former landlord to see what can be worked out before it goes to court. Good Luck.

Q. I know you can't bring things like belts and earrings to acute crisis hospitals. How does a residential hospital differ? Can I have my cellphone in there? Or, like, a game device like a DS? I'm just curious. I know each hospital has different policies, but what do they usually accept?
Asked by maxi - Sat Oct 18 14:25:41 2008 - - 3 Answers - 0 Comments

A. The only way to know for sure is to ask the hospital. It's a safe bet that you won't be allowed to bring your cell phone, as they prefer to limit your contact with the outside world (for therapeutic reasons; it's not just a power trip). A game device might be allowed, but again, the only way to know is to ask. Generally, they don't like things that could be used as a weapon against yourself or others. This includes anything sharp, or that could be made sharp (like a glass photo frame - just break it and you've got a handy weapon), anything you could theoretically hang yourself with, or any heavy bludgeoning instruments. The cell phone thing is, as I mentioned, designed to limit your outside contact (for the same reason, you probably… [cont.]

When buying a commercial property - is it usually worse financing conditions than residential?
Q. Hi, Also, is it usually the same mortgage broker doing both residential and commercial or will i most likely have to work with a different mortgage broker than the one dealt with my residential purchases? THANKS.
Asked by Independent_guy - Fri Feb 6 20:58:14 2009 - - 3 Answers - 0 Comments

A. It is definitely worse financing. The theory is that people will stop paying every other bill before they stop paying the mortgage on the home they live in. The down payment is almost always 20% but can be 50%. The interest rate is at least 1/2% above residential rates. It is not unusual to have the loan due in 5,7,10 years. So it never fully amortizes. It will be a different loan broker..

A. I would make flyers rather than leaving business cards on the door. You can get more information on a flyer. I would also obtain insurance and get become bonded (both from any insurance agent). That makes you look more legit and people will hire you more often. You might want to include some sample pricing. Such as Clean bathrooms, vacuum, dust and mop floors staring at $39.00 (or whatever price you come up with).
