What are the laws regarding managing residential property in Louisiana?
Q. I would like to know if you have to be a licensed realtor in the state of Louisiana (or any other state) to own a residential property management company? I have worked in the apartment industry for many years and would like to begin to manage residential property for individuals. Any insight would be great! Thank you!

A. Yes, you need to be licensed. It is not legal to manage property you do not own without a brokers license.

How do I open a residential group home for the mentally challenged consumer?
Q. I work with mentally challenged adults on a daily basis, living in their residential home for five days on, and five days off, with every other weekend dedicated to them. I feel this is what I've been put on this earth to do, so how do I get started with doing it for myself?

A. First you need to get a facility that can house these individuals. Then you need to get registered with the state. I would talk to a lawyer to help you get legally setup.

How do you foreclose on a residential property with toxic waste?
Q. I am looking to foreclose on a residential property where gasoline has seeped out of an underground gas tank that has been removed over 10 years ago. Owner began to clean it up, then became ill, they thought cleanup was completed but it wasn't. It needs to be monitored twice a year and the testing still shows it contaminated. This is in the state of California. I now am forced to foreclose on this property but don't know how to clear title with this type of issue. Anyone have any suggestions?

A. You foreclose just like any other foreclosure. However, you will not be able to sel lit until you clean it up, which is going to cost a bundle.

A. Let your first client pay for it. Really, a lot of big companies do not invest in R&D until they have that first contract. The challenge, is gettign a first client who will pay 50% up-front. When I started my business, I published some articles in trade magazines--that gave me some instant credibility and made my business look bigger than it really was. I found trade magazines eager for submissions.

How much does a square foot of residential housing cost in Baltimore, Maryland?
Q. Hi there, any help would be greatly appreciated. Just wondering how much a square foot of an average residential house cost in the city of Baltimore, Maryland. If you can provide a website for it, I would appreciate it. Thanks guys.
Asked by Rephidim777 - Tue May 12 17:09:49 2009 - - 1 Answers - 0 Comments

A. That is way too hard to answer. It depends on if you want a row home, condo, or single family home. It also depends on if you want to live in the good part of the city, the ok part, or the ghetto. Housing in the city ranges from $800,000 for a 900 sq ft condo or you can get a 1200 sq ft row home for the same price. It all depends. If you go to realtor.com and just look for stuff you like you would get a better answer.

On my last job i had building/environmental control on site 3 times because the neighbours were complaining. In the end i had an enforcement letter stating times i could work in. It might vary in different areas so give your council a call and check.

What kind of flooring is good for a residential elevator cab?
Q. The walls of the elevator cab is American cherry furniture veneer. The floor space is small at about 10 square feet (2 3/4 feet x 3 3/4 feet). I'm looking for something durable, low maintenance, and not too expensive to install. I'm considering luxury vinyl (i.e., Amtico brand vinyl tiles), even if it's not very cost efficient to have the installer come out for such a small surface area. I'm wondering if there are other types of flooring or specific products I should consider. The elevator is in a residential building. Appreciate your suggestions!
Asked by Blueglasses - Sun Mar 18 03:50:04 2007 - - 4 Answers - 0 Comments

A. Before installing your flooring for your elevator cab, you must consider how much the material weighs when you install it. Adding a significant amount of weight to the cab can cause problems to the elevator's leveling abilities. The best kind of flooring would be carpeting, since tiles would add alot more weight to the cab causing an unbalance to the counterweight to elevator cab ratio. That is if the elevator is roped, if the elevator is hydraulic, you will cause problems associated with your valve. The best thing to do is contact an elevator company before installing your new flooring in the cab.

A. There are a lot of aggravating real estate web sites out there. You could go the www.forsalebyowner.com route, but then you will end up dealing with an owner who may or may not know anything about real estate law and you will have no one looking out for your best interests. Some of these people are okay, though. Those sites may ask info. as well. The best route is www.realtor.com. It is a site where you can cruise around, I think, without giving information. Every home listed by realtors in the multiple listing service will be there. The addresses are usually included, too. It is up to date and no one is filtering through to make sure you see only what they want you to see. Keep in mind that with any site that makes you sign up, you can… [cont.]

How can I buy residential real estate in an LLC with 40% and no personal guarantee?

If impossible, or significantly better terms are available with a PG, I'm open to it. Would like 30 year fixed loans (conforming loan amounts). Any feedback is appreciated.

A. You probably won't find anyone who will do the loan without it being guaranteed personally unless it is a portfolio program and those are usually ARM's and then the LLC would have to have established credit and income to be able to qualify for the loan by itself. World Savings used to do these loans. I don't know if Wachovia is continuing with that program or not. They used to do it, but usually it required a personal guarantee. You might check with WAMU, too. I don't believe that freddie and fannie will allow a property to be vested in an LLC. They certainly won't allow the LLC to be the borrower. What about putting the properties in a trust? That could work with agency programs although you are still the borrower and the trust would… [cont.]

What are the risks of using a commercial space as residential?
Q. I want to rent a loft in Nyc, but the lease my landlord is offering me is a commercial type, not residential, although it is totally livable (actually people had been living there before for 10 years). I was wondering what were the risks of taking such a lease? Thank you Thank you for your answer. Yes, the landlord is aware of it. He says he doesn't care... I'm just wondering if there could be any other risks.

A. I would read the fine print of the lease contract. I have also considered doing this but it could be considered a breach of the contract and you'll be kicked out. It's worth giving it a shot but I would ask your landlord first.
