How do you foreclose on a residential property with toxic waste?
Q. I am looking to foreclose on a residential property where gasoline has seeped out of an underground gas tank that has been removed over 10 years ago. Owner began to clean it up, then became ill, they thought cleanup was completed but it wasn't. It needs to be monitored twice a year and the testing still shows it contaminated. This is in the state of California. I now am forced to foreclose on this property but don't know how to clear title with this type of issue. Anyone have any suggestions?

What kind of flooring is good for a residential elevator cab?
Q. The walls of the elevator cab is American cherry furniture veneer. The floor space is small at about 10 square feet (2 3/4 feet x 3 3/4 feet). I'm looking for something durable, low maintenance, and not too expensive to install. I'm considering luxury vinyl (i.e., Amtico brand vinyl tiles), even if it's not very cost efficient to have the installer come out for such a small surface area. You might check with WAMU, too. I don't believe that freddie and fannie will allow a property to be vested in an LLC. They certainly won't allow the LLC to be the borrower. What are the risks of using a commercial space as residential?
Q. I want to rent a loft in Nyc, but the lease my landlord is offering me is a commercial type, not residential, although it is totally livable (actually people had been living there before for 10 years). I was wondering what were the risks of taking such a lease? Thank you Thank you for your answer. Yes, the landlord is aware of it. He says he doesn't care... I'm just wondering if there could be any other risks.

A. I would read the fine print of the lease contract. I have also considered doing this but it could be considered a breach of the contract and you'll be kicked out. It's worth giving it a shot but I would ask your landlord first.
